À Tourcoing, Roubaix et Bondues, la réhabilitation de 173 logements individuels conjugue performance énergétique ambitieuse et respect de l’identité architecturale des années 1950. Ce projet à grande échelle, minutieusement pensé, allie qualité de vie, patrimoine et durabilité.

Réparties sur trois communes en secteur protégé (ABF), ces maisons en bande des années 1950 se déclinent en 11 typologies auxquelles répond une stratégie d’intervention adaptée à chaque contexte territorial.

L’écriture architecturale s’intègre harmonieusement au tissu bâti existant. À Tourcoing et Roubaix, la restauration valorise la brique, tandis qu’à Bondues, les enduits blancs sont retravaillés en accord avec l’identité des rangs. Les détails ornementaux caractéristiques des années 1950 — cadres saillants, séquences d’entrée, débords de toit, volets bois à Bondues, lucarnes contemporaines à Roubaix — sont soigneusement restaurés. Les châssis sont repensés pour renforcer l’horizontalité des façades, créant des alignements sobres et structurants.

Le projet garantit l’unité architecturale des rangs, composés de 7 à 12 logements, ou une intégration délicate dans des quartiers plus fragmentés.

S’inscrivant dans une démarche durable, cette opération vise la certification BBC Effinergie Rénovation, avec une attention particulière portée à l’économie circulaire, à la réduction des nuisances et au confort des habitants, dans un contexte de chantier en site occupé.

In Tourcoing, Roubaix, and Bondues, the renovation of 173 individual homes combines ambitious energy performance targets with a respect for the architectural identity of the 1950s. This large-scale project is carefully designed to enhance living quality, preserve heritage, and promote sustainability.

Spread across three municipalities within a protected heritage zone (ABF), these terraced houses from the 1950s encompass 11 typologies, each addressed with a tailored intervention strategy adapted to the local context.

The architectural approach integrates seamlessly into the existing urban fabric. In Tourcoing and Roubaix, brick facades are restored to highlight their original materiality, while in Bondues, the white render is carefully reworked to match the character of the rows. Characteristic 1950s ornamental details — projecting frames, entrance sequences, roof overhangs, wooden shutters in Bondues, contemporary dormers in Roubaix — are thoughtfully reinstated. Window frames are redesigned to reinforce the horizontal alignment of the façades, creating clean and structured compositions.

The project ensures the architectural unity of the rows, each composed of 7 to 12 homes, or a subtle integration within more fragmented neighborhoods.

Committed to sustainable architecture, the operation aims for BBC Effinergie Rénovation certification, with particular attention to circular economy principles, minimizing disruption, and maintaining residents’ comfort throughout the occupied-site construction process.
