Le programme représente 450 logements divisés en deux îlots conçus en
parallèle par une maitrise d'œuvre associés, TRACE / ESCUIDIE-FERMAUT et
réalisés par une double maitrise d'Ouvrage NEXITY / NACARAT. Cette conception conjointe répond à un projet
urbain réalisée par les architectes associés dans le cadre d’un concours
Promotion-Conception dont le thème est la mutation d’une usine située au centre
ville de Wasquehal : Le site Onduclair.
Le projet propose un plan masse qui réponde à
la création d'un nouveau quartier. Les formes urbaines se composent d'îlots
initiés par un jeu d'espaces publics : des rues, des places et des squares
invitent à la promenade piétonne dans une totale fluidité entre espace urbain
et jardins aménagés afin de valoriser les berges de la Marque.
Le projet architectural repose sur
l'autonomie de conception des deux agences d'architectes, en se basant sur une
trame urbaine (stationnement en sous sol, assise du bâtiment, expression d'un
attique en façade, rythmes verticaux des façades et des balcons) et des
matérialités contrastées (brique sombre, enduit clair, vêture en bois) qui
assurent l’équilibre entre le bâti et le cœur d’îlot végétalisé, accessible
depuis les halls d’entrés.
La méthode de travail aboutit à une variation
formelle bénéfique à la qualité urbaine tout en restant cohérent à l'échelle du
projet. L'harmonie du projet et la richesse des expressions permet une
architecture contemporaine soignée et accueillante.
The program consists of 450 housing units divided into two blocks designed in parallel by a collaborative project management, TRACE / ESCUDIE-FERMAUT, and realised by a double project ownership NEXITY / NACARAT. This joint design responds to an urban project, imagined by the associated architects in a Promotion-Conception contest whose theme is the mutation of a factory located in downtown Wasquehal: The Onduclair site.
The project proposes a ground plan that responds to the creation of a new neighborhood.The urban shapes are made up of islets initiated by a game of public spaces: streets and squares are an invitation to the pedestrian promenade in a total fluidity between urban space and landscaped gardens in order to enhance the banks of the Marque River.
The architectural project is based on the design autonomy of the two architectural agencies, based on an urban structure (parking in the basement, building base, expression of an attic on the facade, vertical rhythms of façades and balconies) and contrasting materials (dark brick, clear plaster, wooden cladding) which ensure a balance between the built and the heart of small green island, accessible from the entrance halls.
The working method results in a formal variation that is beneficial to the urban quality while remaining consistent throughout the project.The harmony of the project and the richness of the expressions allows a neat and welcoming contemporary architecture.
